Google Leases 1.1 Million-Square-Foot Warehouse in North Texas

Google LLC, the California-based tech giant, has secured a lease for a 1.1-million-square-foot warehouse located in west Fort Worth, as reported by commercial real estate data firm CoStar Group Inc.

The facility is situated within the 520-acre Majestic Silver Creek Business Park, off Silver Creek Road, west of Loop 820. This marks Google’s second major lease in the region as the company plans to invest $1 billion in Texas this year to support the growth of its cloud and data center infrastructure.

The warehouse, constructed by California-based Majestic Realty last September, was noted by Cody Gibbs, CoStar’s director of market analytics, in an email to the Dallas Business Journal. Majestic, which also manages much of the real estate in the Fort Worth Stockyards, first announced the industrial park development in 2022. The site is approximately three miles from Lockheed Martin’s F-35 Lightning II fighter jet assembly plant.

Neither Google nor Craig Cavileer, executive vice president of Majestic, responded to DBJ’s requests for comment.

Gibbs also highlighted that Google has committed to another lease of over 1 million square feet at the Northlake 35 Logistics Park, a large development by Falcon Commercial Development and Clarion Partners in Denton County. The $20.2 million project, listed as “Project Beast” in Texas Department of Licensing and Regulation filings, is set to complete its first phase by 2026.

Gibbs mentioned that these two locations are expected to house materials for Google’s expanding data centers, particularly for its existing campuses in Midlothian and Red Oak.

These leases are among the top five largest in Texas this year, with the West Fort Worth lease ranking third, following two large leases in Houston, according to CoStar’s real estate tracking data.

The Dallas-Fort Worth area has become a major hub for data centers, accounting for around 10% of the national primary market, making it the second-largest market after Northern Virginia. The region ranks fourth overall, behind Northern Virginia, Atlanta, and Phoenix, with a vacancy rate of just 1.4%, based on commercial real estate firm Avison Young’s analysis.

Historic Warehouse Near Downtown Houston Revitalized with Vibrant Upgrades and New Tenants

The historic former warehouse known as The Docks has undergone a significant transformation under its new ownership, contributing to the flourishing creative scene just north of downtown Houston.

Scarlet Capital, a Houston-based real estate firm recognized for restoring historic properties, has acquired the 65,000-square-foot warehouse located at 1125 Providence. Constructed in 1926, the building is situated north of I-10, near the University of Houston-Downtown.

“This project perfectly embodies our mission to preserve historic structures and transform them into vibrant spaces that inspire creativity and collaboration,” said Alexander Ron, co-founder of Scarlet Capital, in a statement. “We are excited to collaborate with our tenants and the community to ensure The Docks continues to serve as a hub for innovation and artistic expression.”

Originally built near rail lines that once crisscrossed the area, the red brick structure served as warehouse space for former tenants like Ford Motor Co. and freight carrier Central Forwarding. Scarlet Capital purchased the property in December from Houston-based Williamsburg Enterprises when it was 45% leased to tenants, including artists and record and event studios.

Scarlet has since restored the building’s windows, enhanced its storefronts, and upgraded lighting and handrails along the extensive façade.

Several new tenants have joined the revitalized property, including Houston-based sports content producer Apollo Media Group, commercial real estate firm Alpine Partners, global vintage retailer Flamingos Vintage Pound, Bald Kitty Lounge and Art Gallery, and event venue Soiree. Scarlet Capital has also established its offices on the site.

Co-founders Alexander and Daniel Ron have been expanding Scarlet Capital’s portfolio of adaptive reuse projects across Houston and Dallas. Notably, they partnered with Houston’s Deal Co. last year to convert the 1920s-era, 70,000-square-foot Oilwell Supply Building in Dallas into creative office spaces.

In downtown Houston, Scarlet completed the redevelopment of the 20,500-square-foot Purse Building at 1701 Commerce last year. This former furniture warehouse and coffee roasting facility was reimagined as workspaces for artists, musicians, and entrepreneurs.
